Terms And Conditions

1. Booking And Confirmation

• All bookings are subject to availability and must be paid for and if required a proof of payment emailed to us within 24 hours of making the reservation or the reservation will automatically expire and the unit become available for others to book.
• A full upfront payment is required to secure your reservation. 
• Bookings are manually confirmed, and not until proof of the deposit has been received.
• Your total includes a €100 post-stay cleaning fee.

2. Check-in And Checkout

• Check-in: From 15:00 (3:00 PM) on the day of arrival.
• Check-out: By 10:00 AM on the day of departure.
• Late check-out may be available upon request and subject to availability and a small fee.

3. Cancellation Policy

• Cancellations made less than 14 days before arrival will forfeit 25% of the upfront payment.
• Cancellations made less than 7 days before arrival will forfeit 50% of the upfront payment.
• No-shows will forfeit the full amount.

• Babies stay at no charge.

5. House Rules

• No smoking inside the apartments.
• No pets allowed unless agreed. Please discuss with us in advance.
• No unpaid extra guests.
• Guests are responsible for any damage caused during their stay.

6. Liability

• Ilia Suites Evia is not liable for loss, theft, or damage to personal belongings.
• Guests are advised to secure valuables and lock doors when leaving the property. While Greece is safe, one never knows – and with other guests occupying the neighbouring suite, discretion is always wise.

7. Privacy

• Personal data collected during booking is used solely for reservation and communication purposes.
• We do not share your information with third parties.

8. Climate Crisis Resilience Tax

In accordance with Greek law, a Climate Crisis Resilience Tax applies to all accommodation bookings. For Ilia Suites Evia, this surcharge is:

• €2 per apartment, per night during April to October

• €0.50 per apartment, per night during November to March

This fee is not included in the booking price and is payable on arrival. It is a government-mandated charge and cannot be waived.

Please note: Our seasonal pricing – Low, Shoulder, and High – is set independently and reflects actual guest demand, not the government’s tax calendar. So, the tax may apply during quieter periods, while our rates remain aligned with travel rhythms, not fiscal brackets.
